Our plans for the new community changed a lot as we worked to find a plan that fit us, the houses, the trees, the government, rainwater catchment requirements, garages, roads, traffic, etc., while working with increased interest rates and increasing construction costs. After 3 full years of preparation and progress, we decided to transfer the opportunity to develop this property with all of the finished technical reports and documents to others.
Based on our experience, our community concluded the project is still viable and desirable but will benefit from reconfiguring much of the site plan to include these features (at a minimum):
- Complete a rezoning with a major modification of the Planned Development within the City of Temple Terrace instead of unincorporated Hillsborough County.
- Temple Terrace will allow simultaneous applications for Planned Development and annexation into Temple Terrace. Temple Terrace Land use plan requires the land be annexed if it will use TT utilities (which the land will).
- For information on Temple Terrace Annexation and Comprehensive plans see the Technical Reports
- Change the condominium ownership of the land to fee-simple platted lots with individual ownership of each lot and home.
- Redesign the location of houses based on the protected trees and water catchment requirements.
- Consider using an interior circular road instead of the cul-de-sac design initially used.
- Include garages or carports at every home instead of having centralized parking.
The owners of the project and property are willing to share all the experience and information gathered in pursuit of our dream with any buyer or developer.
Below are several of the most recent redesign ideas for the property.

The following site plan includes retaining the existing house are remodeling as an independent house, adding drainage along the southern edge, shortening the southern driveway loop, and creating several lots slightly smaller than the remaining lots.
